This may not be an issue for anyone else but the down stairs double bed was not as firm as the upstairs beds especially with two people in the bed.

“Lovely home, really comfy beds, lounge etc.”
Although we were warm upstairs, lovely log fire, the 2 downstairs bedrooms were freezing and the heat pump didn't really blow air through very well. A couple of small heaters or panel heaters would have been very much appreciated. We all had a great time though. Thanks.

“The BBQ had been left in a disgusting state prior to our arrival; it had not been cleaned and was unusable in the condition which it had been left.”
We emailed to complain about this but received no reply, which is most disappointing. I would appreciate acknowledgement of our complaint please.
This aside, the property was excellent. It looks like it has been recently repainted and was in very good condition throughout. I would question the suitability of the property for 12 guests. Whilst there are enough bed spaces, there isn't enough dining or living space for that many occupants.

Just a short drive from the golden sand of Kaiteriteri Beach, Emily’s Beach House is a quintessential kiwi beach bach with views of the surrounding bays!
Split over two levels, this holiday home sleeps up to 12 guests over four bedrooms. With a variety of bedding configurations, including a porta cot, and two full bathrooms, this accommodation is ideal for families and large groups!
Upstairs, the open-plan living area is filled with neutral tones and fresh décor, while being perfectly positioned to maximise the stunning sea views. The kitchen is filled with charm and modern fittings and flows through to the stylish dining table that seats eight. A lush, turquoise blue couch matches the ocean in the distance. With a heat pump, fireplace, Smart TV and WiFi, the space provides stylish convenience! Meanwhile, downstairs there is a rumpus room with a pool table and a selection of board games.
Step through the French doors and onto the wrap-around decking. With a BBQ and outdoor furniture, take in the extensive views and bask in the sun! Situated on a suburban section, there’s a large garden with fruit trees, a trampoline, off-street parking and even room to park the boat!
Located in stunning Kaiteriteri, there’s plenty to explore in the surrounding area. The entrance to the Kaiteriteri Mountain Biking Park is just down the road, while Tapu Bay is a five-minute walk and the boat ramp at Stephens Bay is only a one minute drive away. With provided kayaks, you can make the most of the surrounding bays. Head over to Kaiteriteri’s main strip, just a 20-minute walk, which boasts a variety of shops, restaurants, and bars. Venture beyond and visit the Abel Tasman Reserve, with the entrance just a 20-minute drive away at Marahau.

There are only adult life-jackets available to use with the kayaks. If children wish to use the kayaks, you must bring their own well-fitting life-jackets to ensure safety.
Please ensure children are supervised on the trampoline and when in the treehouse.

Located at the Southern end of Abel Tasman National Park, Kaiteriteri is known for its golden sandy beach, making it the perfect place to relax and put your feet up any time of the year.
