Nat “Thank you for providing a lovely home for others to experience.”
Great house, very comfortable and had all that was required for a holiday home. The view was outstanding and location made it easy to enjoy the lake and all the walks. The road is also quiet which a bonus at a busy time of year. We also had the entertainment of birds looking after their babies who would frequent the lawn.

Natalie “We had a wonderful long weekend at Waipapa Cottage.”
The location is breathtaking with a panoramic view of the lake, and the large feature window and hot tub are both positioned to take full advantage. The property was spacious, well-designed with many thoughtful touches, and absolutely spotless. A special thank you to our property manager who set the fire for us and made sure everything was ready. We cannot wait to come back.
- Natalie, July 2023David “The cottage is amazing.”
We would recommend the cottage. Its beautiful. Peaceful. We would not recommend bachcare or bachcare's property manager. We arrived to find the heat sensor and the smoke alarm in the double room beeping. We reported this to bachcare immediately. They told us to remove the batteries. We explained that we were uncomfortable doing this for 3 reasons, .. 1. It could jeopardise the property owners insurance 2. We did not have a ladder to safely climb 3. We would be without working smoke alarms. By the end of our 7 night stay DESPITE my daily calls and emails to bachcare we did not have working smoke alarms in 2 out of 3 bedrooms nor a heat sensor - which being ten years old had expired. If we were the property owners we would like to know how the property is being cared for. In rental properties working smoke alarms are required by law, and we assume this is the same in holiday rentals. Neither bachcare, nor the property manager responded to our daily communication satisfactorily. The fix was pretty simple. Bring a ladder and new batteries for the smoke alarms. Bring a new heat sensor. We think that asking a client to climb up on a barstool to remove persistently beeping alarms, was unacceptable...... the batteries beeped for our entire holiday. ... not relaxing. .. we were left with no choice than to climb up... when you see the bar stools and the ceiling height... you will know this is unsafe. We also experienced a very unhelpful female customer service rep on the phone, when we called for information before we left. We were just enquring about rubbish removal etc - and the female was unbelievably unhelpful. We reported this to Bachcare and asked for the call to be listened to. Bachcare have not acknowledged our complaint. This time last year, we had a terrible time with Bachcare, who forgot to give us the lock box information of how to get into the property , and they did not answer phones ... at all. They were apparently really understaffed. .. A year on, they answer the phone. However, nothing was solved nor were our communications acknowledged.
- David, January 2023We are so very sorry for your Bachcare experience and we do place enormous value on safety in our homes. Thank you for your feedback and we will address this. Bachcare
Xantia “The stay was absolutely amazing and it is such a giving spot especially with that view, the dwelling layout and the spa!”
To be honest, this is my dream home.. In the scheme of things, this is a very small comment. We were a bit sad the spa was not at its full function but hey thats how things are sometimes and it was still a real pleasure to enjoy (we've had ones where it didn't work and that was very disappointing) but at least it was still hot like a spa! A big warm bath :) Thanks so much for allowing us to stay and experience your little piece of paradise. It has kick started my dreams and drive again to get one that brings me as much peace and alignment with my inner being as your place has. Very very lovely spot and I would definitely recommend xx Thanks so so much. You don't know what the place meant for me xx
- Xantia, August 2022Karyn “Nicely decorated - we had a awesome long escape weekend!”
Loved the wood/steel combo. The kitchen bench is inspirational! Surprisingly warm: Heatpump worked well and although the fire still had ash in it there was everything we needed to get it roaring: Paper, lighter, kindling and starters were all handy. Wood just outside the front door, behind the shed, with ash bucket. Everything we needed in the kitchen too, barring a coffee whisk/milk frother (1st world problems!!!) Oh and bring slippers in the winter: The tiles in the entry/bathroom are practical and look nice but so so cold! We couldn't work the jets in the spa, or change the temp (settings were locked and I didn't want to brake anything!), but spa was clean and hot: pure luxury. Nice and clean (few ceiling cobwebs, no biggie) Spectacular views: when the cloud cleared we could see snow on the ranges! Comfy couch! Not far to Turangi and New World there is well stocked! Lovely area to walk around. We drive over to Turangi and walked the Tongariro river walk, well, part of it anyway! Would totally recommend staying here.
- Karyn, July 2022Ursula “Waipapa Cottage is in a lovely location and has a great view of Lake Taupo.”
It is very cosy and clean and we loved that parts of the old cottage have been retained - like timber panelling and doors throughout - while new additions like the kitchen and bathroom add to the luxury and convenience of the stay. The spa is spectacular for daytime views over the lake or nighttime star-gazing. It worked well for a close-knit family of five. There is some off-street parking and we were able to park our boat safely on the verge immediately outside the gate. We loved our stay here and would come again. Thank you!
- Ursula, June 2022Ashleigh “Easy access to a great location.”

- Jacob, May 2021Marcel “Surprisingly spacious cottage, very comfortable with a lake view.”
The huge deck adds bonus space in good weather. Great place to relax. We felt like kings and queens of Kuratau staying here.
- Marcel, December 2020Steff “This property was an absolute dream!”
!! The owners were so helpful and accommodating, the hot tub is a perfect perfect touch and we spent pretty much the entire afternoon in it. The beds are sooo comfortable and the general house is just perfect. I could have spent all day in the bathroom - beautiful tub and powerful shower has you feeling amazing after a big day. Location was perfect, overlooking the lake, what a dream to wake up to that view. Cannot fault this place at all.
- Steff, November 2020Gabrielle “This is a lovely property with spectacular views and a house that's classy but rustic and bachy at the same time.”
Only five minutes walk to the water's edge and really pretty walks along the lake in both directions. The hot tub with lake view is sublime. House is toasty in winter. Although it sleeps six it's really only suitable for four as the living area is small and six a big squash. And while the kitchen is well stocked with pots and utensils, you need to take all food provisions as the house is limited to pretty much salt, pepper, sugar and few teabags. Also if you are using the linen hire you will need to take extra towels as you only get one per person. Highly recommended holiday house.
- Gabrielle, July 2020Laurence “This is a really charming Kiwi bach, brought into the 21st century without losing all its character.”
Very well equipped with comfortable beds. The spa is a great addition and the setting is beautiful.
- Laurence, February 2020Donna “A lovely well kept property with amazing view.”

- Anita, July 2019Mike “Great scenic location.”
- Mike, May 2019Paul “Enjoyable stay.”
Beautiful cottage. Washing machine/dryer not very user friendly. Also 1 bath towel each for 3 night stay with a spa pool not enough
- Paul, April 2019Glad to hear you enjoyed your stay at Waipapa Cottage Paul. We'll ask the holiday manager to pop some instructions for using the washing machine and dryer in the house. 1x towel is provided per person with paid linen, however guests are welcome to order additional linen or bring their own towels for their stay. Kaylene “Waipapa Cottage is a beautifully presented, comfortable and cosy property to stay in with fabulous views of the lake.”
- Kaylene, March 2019Julie “A stunning property with lots of thoughtful extras, the view of the lake is magical and the cottage is well presented, thank you to the owners for sharing this treasure.”
The only disappointing part was the mattress in the queen room sagged in the middle which meant it was difficult to get a good night’s sleep. The late arrival of the neighbours friday night and the noise they made, made it difficult to get any sleep.
- Julie, February 2019We agree Waipapa Cottage is a beautiful property Julie! Thanks for your feedback about the mattress, we'll pass this on to the owners. Bachcare
