Antonius “This is a good property for a large gathering.”
We had 6 adults and three children from 2 to 5 years old. All accommodated comfortably. There are a few maintenance issues which need repair. Taps, top floor toilet not secure, loose window down stairs.... Property is located right on highway 1 so road noise is constant especially with logging trucks currently operating and slowing down for the bridge. Had workman turn up unexpectedly to repair the window which is unacceptable. We had young children who needed a day sleep!

Elizabeth “Beautiful home.”
The pictures uploaded do this home no justice IT IS BEAUTIFUL!!!! My family of 8adults and 5 children coming in 4 carloads thoroughly enjoyed our stay at this home. Loads and loads of room for parking and to keep children entertained indoors and out. Clean on arrival and heaters were already on for us. The fire place is a massive advantage heats the whole lounge, kitchen and most of the top floor. 5 minute walk down Te Heuheu parade to the lake and Tauranga Taupo river mouth, a solid 20-30minute drive to Taupo. If you are a light sleeper the trucks passing could be a hassle which is to be expected on SH1, no issue for us deep sleepers though, we all slept well. Downstairs area was cold if no heaters were on, but the property provided more than enough heaters to cater to downstairs. Would recommend taking extra towels if you have a big crew and long stay, as only 1 per bed including dble/queen beds. Bed sheets, blankets, and extra blankets were clean and crisp. Board games & puzzles for the children. Only had hassles with 2 sliding doors down stairs, 1 had come off the rollers and was hard to open, no issue there tho as there were multiple other entry points and was to cold to have doors open anyway. The other door in the bunk room would bounce out of the lock everytime an unruley truck would pass and shake the whole house. As discussed with bachcare the biggest element on the stove wouldnt turn off and stayed on high while the oven was on at the wall. Bachcare ensured this would be looked into and fixed. One last thing that I have discussed with bachcare also is that 2 men claiming to be electricians sent by the property owner came during our stay and asked to come through and check "flickering lights" which was not true. Bachcare could not be reached at the time of the visit, nor had I received emails from bachcare stating electricians were coming, so these men were quickly and abruptly turned away. Once bachcare had been notified they were extremely sorry and ensured that they would look into this unexplained visit. The communication and everything to do with this incident was great, they really were very sorry. (The men were definitely not supposed to be there & their intentions are unknown.) I will complete my review with saying Riverbed Lodge is an amazing holiday home, my family and I will definitely be back. Stay safe, stay warm and enjoy this beautiful home

Old rubbish bags in front of property. No information on how to get rid of rubbish. TV up stairs didn't work, upstairs shower came away from the wall and light in upstairs toilet bulb went out x2. Apart from the above we loved our stay enjoyed the lake and river swims and bridge jumping . Had no response to my emails and phone number not connected

The place was very spacious for the 10 children and 8 adults that were away together on holiday. Down stairs was a little cold but not too bad once the heaters were on. Upstairs was beautiful and warm when we had the fire going, it actually got quite hot so that was great as it warmed the whole upstairs. Overall we all had a great stay and we would definitely go back. :) Thank you

Beautiful home big enough for us all but couple things, you need to advertise that downstairs you must go through one room to get to another making privacy very vague, and also the water pressure in both the showers are very bad making showering next to impossible especially for 17 people but other then that it's great home to get away too and massive thanks to the owners for opening their doors

Nice and big place. Downstairs was quite cold as we were there during winter but upstairs was warm with the fire place on. I havent used bachcare before and did feel like i was not really told about instructions about the place specifically other than having access to the key. A little more information on what is expected would make the stay a bit more clear but otherwise it was great.

Great place for two families to stay together. Lots of space and plenty of bedrooms/living areas. We were worried about warmth, but the fire and heaters kept us warm. Great place for access to the mountain and Taupo. If you are a light sleeper the trucks passing may bother you. The house and facilities are older, but comfortable. Thank you.

Michelle “This is a great spot for a large family that needs lots of rooms.”
Its basic but clean. All the facilities are there and there is plenty of room. The house is right by the state highway and is noisy with trucks passing. Could do with some updated cooking equipment.

The house itself is quirky with a mixture of different styles and in some places rugged (beautiful furniture though!) but the location, the ease of the walk to swimming spots and an ourdoor lawn and big clothes line make it ideal for a relaxed beachy holiday. We really enjoyed our 3 night stay here over summer. It was the perfect place for our extended family holiday. Thank you to Benita for such great service and to the owners for lending us their comfy big summer batch.

If you are wanting 5-star accommodation, then stay somewhere else. If you are wanting a large clean place to stay with character, then you have found the right one. Very close to the Marina and park area (5min drive) to take young kids to play safely by the lake front or have a game of cricket on the reserve. Not far to Turangi to use the Hot Pools and go shopping at the supermarket. Only an hour away to visit the Army museum in Waiouru to have some fun. There is a petrol station right across the road to stock up on fresh milk etc, and they do Fish and chips and burgers etc. The Property is on the main road (Highway one) so is a bit noisy with trucks etc through the night, but you cannot do anything about that. If you have very young children in your group, you will have to keep an eye on them while outside. The property does say it is fenced but it is small and easy for young children to climb over. But all in all, a great place to spend with your family with lots of beds and rooms to play or relax.

Jordan “Extremely disappointed with our stay at this house.”
The house needs to be thoroughly cleaned and it has cockroaches which I feel made it unsafe for all the children and babies who joined us on this trip. Unfortunately it ruined our family holiday as we spent more time trying to scrub and clean it to a standard where we felt comfortable sleeping and eating in it than actually enjoying a holiday together with family. We wont be coming back here.

It was great having the lake in walking distance, the large dining/lounge and the covered deck. Note that one shower only has a curtain - no door.

The maze of rooms scattered throughout will keep the kids entertained for hours. Adults have plenty of play room upstairs with balcony and lounge spaces. Quite a bit of traffic noise from SH1, but counter that with a view of the river and the birds.
